Urban Property offer two different types of services for landlords-
Tenant Find Service & Full management service- Please see below for full details.
The Tenant Find Only service includes-
- Full high quality sales particulars which include full colour photographs and detailed descriptions.
- Unique ‘House Shaped’ To Let boards with a bold, eye catching design.
- Posting on our own www.urbanpropertyhull.co.uk website & Zoopla (plus partner sites)
- Posting on our Facebook & Twitter pages, which would help your property details reach thousands of local people.
- Displays within our office, which is situated on the very popular Holderness Road, attracting a lot of the public.
- Mailing list system which potential tenants are updated and registered daily on all properties we have to let.
- Arrange and attend all property viewings.
- Full credit checks and references on perspective tenants.
- Prepare all necessary Tenancy Agreements and check in.
- Collect initials fees due.
- Bond held within DPS at an extra cost of £25.00
Please note the finder’s fee still becomes payable if the landlord should find their own tenant once we have advertised the property.
The Full Management Service includes- the above and also with extra services included stated below.

- Organising EPC certificates, gas and electric safety certificates.
- Holding bonds in DPS account

Tenant Fees -
When you apply for a property to rent through Urban Property, we will provide you with a Tenancy Fee Declaration Form. This form explains all the steps of the application process, and fees due before you sign your Tenancy Agreement.
It also explains the agreed Rent & Security Deposit.
Urban Property protects tenants Security Deposits with the Deposit Protection Service, in a tenancy deposit protection scheme. This is subject to your landlords terms and conditions.
Please see the table below for our up to date letting fees which will be payable upon application.
Please note all fees are none refundable, however if the application passes and the landlord declines to proceed, a full refund will be made.
We are required by law to carry out a Right to Rent check on all occupiers over the age of 18. There is no charge for this check.

Tenancy application and set up fee includes references (employers/landlords) , checking credit status, and affordability/suitability for your tenancy application. The fee also includes a contribution to prepare the tenancy agreement.
The tenancy application & set up fee is payable after you have viewed and decided to apply for a property.
Any additional persons & guarantor fees will also be required if applicable.
You may be asked to provide a guarantor depending on the outcome of your application with the referencing company. The guarantor will be asked to also fill out an application which will be credit checked and referenced. If this is accepted they will be asked to sign a deed of guarantee as part of the tenancy agreement.
The renewal of any tenancy agreement / check out of a property is free of charge.
Please note- If for any reason your tenancy application fails or is withdrawn, the cost is none- refundable.
Pets- in some instances if a landlord has agreed that pets can be included in the tenancy, a higher deposit may be required. The subject of any pets is subject to the landlords consent and must be agreed prior to signing the agreement.
